Moving to Saskatoon: Plan a Home Search That Fits

Whether you're moving from elsewhere in Canada or from another country, a Saskatoon home search works best when it starts with your budget, timing, regular destinations and the space you need. I'm Hasan Sharif, a REALTOR® with eXp Realty. This guide covers practical questions to settle before you narrow the list, whether you're buying a first home, looking for more room or finding a simpler place to settle.

Start with your budget and layout

Set a comfortable buying budget first. If you want to see some homes above it for comparison, treat that as a separate range. An asking price above your budget is not a sign that a lower offer will be accepted.

Be specific about layout. Four bedrooms in total can describe a very different home from four bedrooms on the same floor. Note where you need bedrooms and bathrooms, not just how many.

Decide how you will use the yard

A private sitting area, room for a garden and land around the house are different needs. Compare usable yard space, sightlines and the upkeep you are willing to take on before assuming a bigger lot is the better fit.

Compare areas through your daily routes

List the places you expect to go regularly. If Royal University Hospital is one of them, check the route from the actual address at the times you would travel, include parking or walking time, and review the hospital's current access information.

If schools matter, confirm enrolment and transportation with the school division for the specific address, grade or program, and school year. Living near a school does not guarantee a place or bus service.

Starting your search from outside Canada

You're welcome to reach out before you arrive. Share your priorities, your preferred contact method and the times you can talk, and we can discuss listings and decide what needs an in-person look.

Before committing to a purchase, get advice on your own eligibility, financing and legal questions from appropriate qualified professionals. Those answers depend on your circumstances and the rules in effect when you buy.

Give feedback that sharpens the search

You don't need to review every listing. Save a few favourites and add a short reason for the homes you pass on, such as “the yard feels exposed” or “the bedrooms are on the wrong floors.” Concrete comments help focus the next round of listings.

Can we start before I arrive?

Yes. We can talk through your priorities and discuss listings from a distance, then agree on what needs to be seen in person.

Which Saskatoon neighbourhood is best for me?

It depends on your budget, the home you need and your daily destinations. Comparing actual properties against those facts is more useful than a generic list of best neighbourhoods.

Can you help me compare a city home with an acreage?

Yes. We can compare usable space, privacy, access and upkeep side by side and note the property-specific checks each option needs.

Tell me what your next home needs to do

Share your comfortable budget, move timing, regular destinations and the features you want to protect. If you're still deciding between city living and an acreage, mention that too. Use the contact page or call Hasan directly at 306-850-7687.
