Start with the whole picture
Looking for a larger home near Royal University Hospital can involve competing priorities. You may want a private yard, enough bedrooms on the right floors, a finished basement and a home that doesn't need a major renovation. The shortest route to the hospital may lead to a different set of properties than the search for more land.
I'm Hasan Sharif. I can help you compare those choices property by property, with your budget and daily routine kept in view.
Decide what privacy means to you
A large lot and a private yard are different things. A smaller yard may have mature screening and a comfortable outdoor sitting area. A larger parcel may still be overlooked by neighbouring windows or exposed from the road.
For each home, look at where you would spend time outside. Check the sightlines, fencing, trees, neighbouring buildings and the space left after the house, garage and driveway. Tell me whether you want room to entertain, garden, play, or simply sit outside without feeling overlooked.
Count bedrooms by floor
A total bedroom count does not tell you whether the sleeping arrangements work. Make a floor-by-floor list: bedrooms, bathrooms, laundry, living areas and any room you plan to use as an office.
A finished basement may be valuable extra living space. It may also be less useful to you if the bedrooms you need are on different levels. We can make that distinction before you spend time viewing.
Compare newer homes with updated older homes
If you prefer a newer house, keep that preference visible. An older home with an appealing location or renovation is an option to consider, not an automatic substitute.
Look beyond the finishes. What was updated, when was it done, and what information is available about the roof, windows, heating, electrical work and other major components? The answers help determine which inspections and records to request.
Check the actual route to Royal University Hospital
RUH is at 103 Hospital Drive. A neighbourhood label or a straight-line distance doesn't establish your commute. Check the route from the specific address at the times you expect to travel, then account for parking and walking to your destination.
As checked October 28, 2026, Saskatchewan Health Authority's RUH page carries a College Drive construction notice affecting access. Recheck the official RUH access information before relying on a travel estimate. The City of Saskatoon project page also provides construction updates.
If you have a preferred travel time, we can check the route for each property, including relevant seasonal conditions.
City home or acreage
A city property may give you a more manageable yard and a different daily route. An acreage may provide the land or separation you want, with more questions about driveway care, water, wastewater, access and upkeep.
Start with what you want to do outside and how much work you want to handle or hire out. Then compare the properties that fit those answers.
Questions to settle before the next viewing
Can a home near RUH also have a large yard?
We need to check the available properties and the actual parcel. Define the minimum usable space you need and compare that with the location and condition you want.
Can you guarantee a commute time to RUH?
No. A useful shortlist needs address-specific route checks at the times that matter to you.
Does park backing guarantee privacy?
No. Look at pathways, public activity, sightlines and neighbouring windows. A park view and privacy can be separate preferences.
Should I consider a renovated older home?
It can be worth comparing if you like the location and layout. Keep your original age preference visible, review the documented work and decide what additional due diligence is needed.
Can you help compare city homes and acreages?
Yes. Start with your needs, then compare the land, home, route and maintenance responsibilities. Property-specific questions may require inspectors, municipal staff or other professionals.
What information will help you narrow the search?
Your firm budget, bedroom and bathroom needs by floor, minimum yard requirement, age preference, timing and regular travel destinations.
Make the next list more useful
Send me two or three homes you like and tell me why. Privacy, views, layout and the outdoor space can matter more than a long list of filters. I'll use your feedback to help focus the next comparison.
Talk through your next move
Tell me what you are planning and which questions you want to work through.
