Rangeview Springs: New name and 12 new show homes launch
The community of Rangeview by Genstar is relaunching with a new name and the unveiling of 12 new show homes.
The 320-acre community, which sits on the doorstep of Seton’s Urban District in Calgary’s southeast, takes its new name — Rangeview Springs — from the design and vision that guided its design and energy.
“It was a natural evolution of the community and the life that residents have brought to it. Inspired by natural springs, it embodies the rhythm of life in a community where pathways, parks and ponds connect people to nature and to one another, a place where life flows naturally,” says Kelly Westbloom, general manager Calgary at Genstar Development Co.
Rangeview Springs launched in 2021 and is currently in Phase 6 of development with roughly 250 families already moved in and calling it home. At final build-out, it will have close to 2,800 homes, which will have been developed over 20 phases.
“The vision for Rangeview Springs was to create a community that feels safe, connected and welcoming — a place where residents can truly slow down and enjoy the everyday moments of neighbourhood life,” says Westbloom.
Developed by Genstar, which is celebrating its 75 th anniversary this year, Rangeview Springs adds to the company’s strong portfolio of communities across Calgary, Edmonton, Winnipeg, California and Atlanta. In Calgary, it’s developing the communities Savanna, Lewisburg, Walden, Carrington and Atlas (a purpose-built rental community in Carrington).
Like many of Genstar’s communities, the connection to nature, neighbours and community is at the fore of Rangeview Springs’ community plan. The design incorporates nine parks, connected by greenways and tree-lined pedestrian pathways.
“Even the street names reflect this connection to nature,” says Westbloom. “Many are inspired by birds, a subtle nod to the area’s natural landscape and the wildlife that inhabits it.”
It’s a masterplan that encourages residents to get outside and enjoy the amenities and to gather together as neighbours — a central community space within the plan carves out a natural hub, while play areas are accessible and inclusive. Mallard Grove Park, one of the community’s nine parks, features a playground that supports mobility and sensory needs by utilizing rubber surfacing and adaptive play equipment.
Other amenities include two ponds, and a dog park, as well as an excellent location just next door to the Brookfield Resident YMCA and the Calgary Public Library, as well as all of the restaurants and services in Seton Urban District.
Safety and accessibility were also top-of-mind with inspiration stemming from the principles of Vision Zero, a pro-active approach to community planning aimed at eliminating traffic-related injuries and promoting safe mobility.
“Design attributes such a curb-extensions that narrow roadways and shorten crossing distances, crosswalk pavers that act as visual cues for drivers and tree-lined boulevards that create a natural buffer between pedestrians and vehicles enhance safety while contributing to the community’s distinctive, welcoming character,” says Westbloom.
Home designs in the community include townhomes, paired homes and single-family laned and front-garage designs by Homes by Avi, Truman, Excel Homes and Cardel Homes. Architecture blends traditional forms with modern details and buyers can choose from Prairie, Craftsman, Farmhouse, Brownstone, Scandinavian, International and Urban styles. Plenty of brick and stone, as well as smooth stucco define the homes. Buyers can pick their front door finish and colour palette.
Standout features include pond facing lots, side entry, nine-foot to 10-ft. main floor ceilings, open-to-above great room and legal secondary suites.
The 12 show homes include six attached front-drive designs (two each by Cardel, Excel and Homes by Avi), two laned home designs (Excel and Truman) and four paired homes (two each by Homes by Avi and Truman).
Townhomes start in the low $500,000s; paired homes are priced in the mid $500,000s, while single-family homes start in the high $500,000s. Show homes are located along Mallard Heath S.E. and are open for viewing Mondays through Thursdays from 2 to 8 p.m. and weekends from noon to 5 p.m.
