What a Hermès store opening says about Calgary's commercial real estate

The French luxury retailer Hermès announced in June that it will open its first Alberta boutique on Calgary’s Stephen Avenue.

Scheduled to welcome customers in 2028 at 407 8th Ave. S.W. (the former HSBC branch), the boutique will be the fourth in Canada, joining the Vancouver, Toronto and Montreal locations.

The announcement came as Calgary’s retail leasing occupancy rate sat at 97 per cent, a historically low vacancy rate, according to the Retail Leasing Landscape report from Barclay Street.

As U.S. brands and fast-food operators continue to expand into the city (hello, Dunkin’ Donuts!), Calgary’s headlease vacancy has declined from four per cent to 3.4 per cent, sitting at 2.9 per cent as of April 2026.

Calgary’s Southeast quadrant led the quarter with a 60-basis-point improvement to 1.7 per cent vacancy, driven by strong community shopping centre demand, the report said. 

On the other hand, the Northwest part of the city tightened to 1.8 per cent from 2.1 per cent.

Power and enclosed shopping centres remained full at 0.1 per cent vacancy, while community shopping centres, which accounted for 29 per cent of Calgary’s retail inventory, recorded a 2.4 per cent vacancy rate, supported by restaurant and daycare demand. 

While downtown vacancy rose slightly to nine per cent, Stephen Avenue keeps growing as one of Calgary’s leading restaurant and hospitality districts. 

Astra Real Estate Corp.’s acquisition of the former Hudson’s Bay department store building and the development of a 225-key hotel in Calgary’s downtown by Truman, as well as the opening of Scotia Place, the new event centre in the Culture + Entertainment District in the fall of 2027, downtown Calgary may evolve significantly by the time the Hermès boutique opens.

According to the Barclay Street Report, as Calgary’s luxury retail landscape expands, the population grows and mixed-use supply is absorbed by healthy pre-leasing and occupier demand, retailer confidence rises and points toward continued stability in the commercial retail real estate market.
