Secondary Suite Incentive Program (SK)
Saskatchewan's Secondary Suite Incentive Grant can help homeowners offset part of the cost of building a new, legal secondary suite at their primary residence. The province has extended the program, so the timelines below reflect the current deadlines. This summary is for general information only. Before you make plans, confirm the current provincial rules and check with your municipality.

What the grant covers
The grant covers up to 35% of eligible costs for a qualifying new secondary suite at an owner's primary residence, to a maximum of $35,000. Only one suite per primary residence is considered.
Key dates
Eligible costs must be incurred between April 1, 2023 and March 31, 2027. Construction must be completed, and Finance must receive the application, on or before December 31, 2027.
What counts as a qualifying suite
The suite must be a new, separate dwelling. It can be inside the residence, or it can be a laneway, garden or garage suite. It must have:
- a full kitchen
- a full bathroom
- a separate entrance
It must also meet applicable building codes and have the required permits and legal rental approvals.
What is not eligible
Renovating an existing secondary suite is not eligible, and neither is renovating the primary residence itself. Renovations that create a new qualifying suite can qualify.
Cost rules to know
Appliances have a $5,000 maximum in eligible costs. Applicable PST must be paid on eligible costs.
Signing a contract or paying a deposit does not, on its own, mean costs have been incurred. For existing builds, materials must be delivered or services completed by March 31, 2027. Home purchase agreements have their own progress rules, so review those carefully if you are buying a new home with a suite.
Applying
You can apply only after construction is complete and an occupancy certificate or equivalent has been issued. Applications must include supporting invoices and documents, so keep detailed records throughout the project.
A note for buyers
A listing advertised as having a suite does not mean the suite is legally approved or eligible for the grant. Meeting the criteria also does not guarantee a grant. Verify permits and approvals with the municipality, and confirm eligibility with the province.
